We are pleased to inform you that we are now ready to complete the conversion for Elm Terrace to a condominium and deliver the deed to your unit, as part of the Conversion Plan.


Closing Documents

We have scheduled Saturday, September 12, 2020 for our Group Closings. Closings will be held onsite in the meeting room by the dumpsters. The Hutton Group will be onsite in the HOA’s Office in the basement with a notary all day from 10:00 AM to 5:00 PM. Closings should take about 15 minutes provided that we work together before closing to address any questions or modifications needed on your closing documents or your scheduled closing.

Getting Ready for Closing: The notary will need to see an original state-issued driver’s license or passport for each owner – no photocopies, please. All questions should be directed to Hutton prior to attending the closing since the notary service is only for executing documents and delivering your payment(s). Appointments are scheduled for 15-minute increments so please make every effort to arrive on-time. We will be observing social distancing guidelines, so please where a face covering and maintain a safe distance from others during your session. Away Closings

If you are not in the area or you are unable to meet onsite with the Notary, please contact us for an Away Closing. The additional fee for an away closing is $200.00 and you must arrange to have the Assignment of Lessor’s Interest (second document in this package) notarized by a local notary of your choice at your own cost. Once you have had all items executed, you must mail back ALL the documents contained in this package with the ORIGINAL signatures and required payment(s) back to The Hutton Group, PO Box 77, Allendale, NJ 07401.
